The Homebuyer Process

New homes are available now! Follow the steps below:

1) Complete this Deed Restriction Pre-Qualification checklist form to determine if you qualify for the basic requirements the Deed Restriction. If you determine for yourself that you qualify based on the form, move on to step 2. If you are unsure, reach out to the San Miguel Regional Housing Authority at admin@smrha.org or by calling 970-728-3034.

2) Pick one of the available homes that you’re interested in and contact a mortgage lender to obtain a pre-qualification letter for a mortgage. New homes are available now, they will be sold on first come first serve basis. Please view our preferred lender list here.

3) Once you have a mortgage pre-qualification, reach out to us at info@ruralhomesproject.co to sign a real estate contract. If you want to see the neighborhood or get more information on site, schedule a tour with us by reaching out to Sheamus at sheamus@ruralhomesproject.co or by calling/txting (970) 729-2448. If there are unforeseen delays, an amend/extend agreement to the purchase contract may be necessary.

4) Once signing a contract with Rural Homes, the buyer must complete and submit the deed restriction application with San Miguel Regional Housing Authority (SMRHA) within 20 days of signing the contract (website link for this application coming soon, for now contact them directly). We strongly encourage applicants to make an appointment with SMRHA staff to assist with this application. Contact email admin@smrha.org or call 970-728-3034. If you fail to qualify for the Deed Restriction and you must void your contract because of this, you will be eligible for a refund of your contract deposit/escrow.

5) Buyer completes mortgage process.

6)  Buyer closes on the purchase of their home and signs all necessary documents with their Lender, SMRHA and Land Title.

7)  Buyer moves-in and conducts a new homeowner orientation walkthrough with Norwood Homes staff.
